Required Safety Checks and Records
By law, we must keep certain records and carry out regular checks to make sure your home and building are safe. Here is how we do that:

Gas Safety: We inspect our gas heating systems, hot water appliances, fittings, and flues in your home every year.

Electrical Safety: We test your home’s wiring and any Ability-owned electrical appliances at least once every five years.

Asbestos: Asbestos can be harmful if disturbed. If your home contains asbestos, we check it every year to make sure it is safe.

Water Hygiene: We carefully manage our water systems to prevent harmful bacteria, such as legionella.

Fire and Building Safety: We follow all government rules to ensure our buildings are safe. We carry out Fire Risk Assessments every three years and work closely with local fire and rescue services. (Note: Ability does not own any high-rise buildings.)

Damp and Mould: We take reports of damp and mould very seriously. Following the introduction of Awaab’s Law in October 2025, we are working hard to ensure your home meets the highest standards for resolving these issues.

Estate Services: We keep records showing how we clean and maintain your neighbourhoods and shared communal areas.

Aids and Adaptations: We track the equipment and physical changes we provide to help make your home more accessible and comfortable for you.
