Service Charges
Like most housing associations, we collect charges which cover the cost of additional services within your tenancy. These are called service charges and are fixed at the start of the year based on estimated costs. You can find out more about this on the My Service Charges page.

Procurement and Value for Money Statement
At Ability, we are committed to making the best use of our money to deliver high-quality homes and services. We handle all purchases fairly, openly, and responsibly, ensuring our residents and partners can trust how we spend our funds.

Getting the Best Value: We carefully compare prices and quality before buying goods or services. For any work costing over £50,000, we invite at least three independent companies to bid.

Following the Law: We follow all UK public purchasing laws and rules to ensure our buying processes are fair and transparent.

Extra Checks on Large Spending: Any project or contract over £150,000 must be reviewed by an independent expert, checked by legal specialists, and approved by our Board of Directors.

High Standards for Our Suppliers: We only work with responsible businesses. All our suppliers must prove they treat people fairly, protect personal data, prevent bribery, and combat modern slavery. Construction workers and builders must also hold official industry accreditations.

Protecting the Environment: We choose suppliers who support our green initiatives and respect the local community.

Tracking Performance: We constantly monitor contractor work to ensure projects stay on schedule, within budget, and up to our quality standards.
